DUTIES AND RESPONSIBILITIES
Property Oversight & General Upkeep
- Conduct regular inspections of buildings, grounds, and shared areas to ensure cleanliness, orderliness, and that all systems are functioning correctly.
- Ensure proper waste disposal and cleanliness of dustbins, corridors, staircases, driveways, and common areas.
- Promptly address hazards or risks such as broken fixtures, slippery surfaces, or exposed wiring.
Routine Maintenance & Repairs
- Undertake basic maintenance tasks such as replacing bulbs, unclogging drainage, minor painting, plumbing, and patchwork.
- Monitor the condition of equipment like water pumps, electric fences, intercoms, generators, and solar systems.
- Liaise with qualified technicians for major repairs and oversee the completion of outsourced maintenance work.
Tenant Support & Engagement
- Act as the first point of contact for residents or tenants, addressing concerns, logging complaints, and facilitating quick resolution.
- Assist tenants with move-ins and move-outs, including access to premises and guiding them on property rules and utility setups.
- Maintain a friendly yet professional relationship with tenants, promoting good community relations.
Security Monitoring & Incident Reporting
- Monitor access to the property, ensuring visitors and service providers are logged and vetted before entry.
- Work closely with security guards to enforce access control, perimeter security, and property patrols.
- Respond to emergencies such as fire, break-ins, or floods, and document all incidents thoroughly.
Supervision of Vendors and Contractors
- Schedule and supervise daily work of service providers including cleaners, fumigators, landscapers, garbage collectors, and plumbers.
- Ensure all work is completed as per set standards and within agreed timelines.
- Report vendor issues to the Property Manager and recommend necessary changes or improvements.
Utilities & Inventory Monitoring
- Record and submit periodic meter readings for electricity, water, and gas, and monitor for abnormal usage.
- Ensure water tanks are filled and functional, and pump schedules are followed properly.
- Manage and track inventory of cleaning materials, light fixtures, and basic tools, ensuring nothing is misused or missing.
Health, Safety & Compliance
- Ensure that fire extinguishers, smoke alarms, emergency exits, and other safety installations are present and functional.
- Report safety violations, hazards, or non-compliance with property rules.
- Facilitate pest control measures and oversee sanitation procedures.
Administrative Reporting
- Maintain logs of repairs, service requests, incidents, and visitor records.
- Submit weekly or monthly reports on property conditions, issues addressed, and pending tasks.
- Assist in implementing property notices, rule enforcement, and coordination of community meetings or updates.
KEY REQUIREMENT SKILLS AND QUALIFICATION
- Minimum 4 years’ experience in a similar role within a reputable real estate or property management company
- Good knowledge of general maintenance procedures and systems
- Strong interpersonal and communication skills
- Reliable, honest, and capable of working independently with minimal supervision
- Basic technical skills in plumbing, electricals, or HVAC systems are an added advantage
- Ability to handle emergency situations calmly and efficiently
- Must reside within or near Nairobi and be available on-call when required
